Below is a quick overview of our process and what we expect from you as the buyer and what you can expect from us as well
Making an offer
Our expectation is that you can make a soft offer based on the pictures and/or video walk-through provided to you in the marketing piece
Please do your own due diligence in terms of ARV, and the renovation budget necessary for the project. We typically do not offer these to our buyers as the numbers are subjective, and we do not want to be responsible for any investment decision you might make.
When submitting an offer to purchase a property, you are agreeing to the following conditions:
1: This is an assignment of contract
2: Cash/hard money/private money only.
3: Proof of funds required to enter into Agreement
4: EMD – $5,000.
5: EMD must be delivered within 24 hours
6: The title company will hold the EMD.
7: Property is sold AS-IS condition including contents
8: Buyer is to pay all transfers & recordation taxes and transaction coordination fee ($395)
NOTE: When evaluating offers, we work with the strongest offers. Submit your highest and best offer for consideration. If we have multiple offers (like we usually do) we may not get back to every buyer.
